Foreclosure — also called pre-closure or full prepayment — means paying off the entire outstanding loan at once so the account closes. The amount you need is not just "the loan balance"; it's built from a few parts.

Foreclosure vs part payment

A part payment clears some of the principal and the loan continues with a lower EMI or a shorter tenure. Foreclosure clears everything and ends the loan. Use foreclosure when you have enough to close the loan and want to be debt-free; use part payments to chip away while keeping the loan running. The parts of a foreclosure amount

Outstanding principal. The balance left after your last paid EMI. You can read this from an amortization schedule — it's the closing balance at that EMI number.

Interest since the last EMI. If you close the loan between EMI dates, interest accrues for those extra days. Lenders usually charge simple interest on the outstanding principal for the gap, using their own day-count convention.

Prepayment / foreclosure charges. Some loans carry a charge — a percentage of the amount prepaid, or a flat fee — plus tax on that charge. Whether it applies depends on your loan; see below.

Other contractual dues. Bounced-payment charges, unpaid EMIs, insurance premiums funded by the lender, and similar items, if any.

Add them up and you get the settlement amount: outstanding principal + accrued interest + charges + tax + other dues.

Are foreclosure charges applicable?

Not always. Under the Reserve Bank of India (Pre-payment Charges on Loans) Directions, 2025 — which apply to loans sanctioned or renewed on or after 1 January 2026 — regulated entities generally cannot levy prepayment charges on floating-rate loans given to individuals for purposes other than business, for part or full prepayment, irrespective of the source of funds. Business-purpose loans, fixed-rate loans, older loans and non-individual borrowers can be different. Any charge must be disclosed in your sanction letter, loan agreement and Key Facts Statement (KFS). Read the RBI Directions and check your own documents.

Why your bank's figure can differ

A calculator gives an estimate from the inputs you provide. A lender's official statement can differ because of their exact interest day-count, the value date they apply, rounding rules, and any contractual dues the calculator doesn't know about. Always get the lender's foreclosure quote before you pay.
